How Much Does House Cleaning Cost in San Antonio? (2026)

There is no single price for house cleaning in San Antonio. The cost depends on your home. Square footage, bathrooms, and time since the last professional cleaning set most of it. The type of cleaning and how often you book set the rest, and Texas adds sales tax.

That is why a price posted online rarely matches the quote for your house. Below you will find what moves the number, how to compare two quotes fairly, and how San Antonio Maid Services LLC prices a home.

Why is there no fixed price for house cleaning?

No two homes take the same amount of work. A 1,800 square foot home with 2 bathrooms and a 4,000 square foot home with 4 bathrooms are different jobs, even on the same street. So are a house cleaned every two weeks and a house that has not had a professional cleaning since spring.

Two patterns hold for almost every home. The first visit costs more than the visits after it, because it removes months of buildup. Booking more often lowers the price of each visit, because the home never falls far behind.

A number someone else paid tells you what their house cost. Your quote should start from your home.

What sets the price of a house cleaning?

Five things decide most of the price.

Size and bathrooms. Square footage sets the base. Bathrooms add time, because tile, glass, grout, and fixtures need detailed work. Two story homes add time on the stairs and railings.

Condition. Soap film on tile, grease on the range hood, and dust on top of ceiling fans build up month by month. A home that has gone months without a professional cleaning needs more time on the first visit.

Type of cleaning. A regular cleaning keeps a clean home clean. A deep cleaning reaches what regular visits skip, like baseboards, grout, and the tops of cabinets. Move-In/Move-Out Cleaning works inside empty cabinets, drawers, and appliances.

How often you book. A weekly or biweekly visit costs less per visit than a one time clean.

Add ons. Inside the oven, inside the fridge, inside cabinets, interior windows, and laundry all take extra time. A fair quote prices each one on its own line.

How much longer does a deep clean take than a regular clean?

Time is the clearest way to see the difference, because time is what you pay for. For a 3 bedroom home, the cleaning platform Tidy's April 2026 guide to deep and regular cleaning estimates 1.5 to 3 hours for a regular cleaning. A deep cleaning of the same home takes 3 to 6 hours.

That gap is why the first visit costs more. Months of buildup on grout, baseboards, and the stove top do not come off in a maintenance visit. Once that work is done, each visit after it is shorter.

Should you book a deep clean first or go straight to recurring?

Book a deep clean first if your home has not had a professional cleaning in the last few months. A regular visit does not have time to scrub grout, wipe every baseboard, and degrease a stove top that has collected months of buildup.

A Deep House Cleaning resets the home once. After that, Recurring Cleaning on a weekly, biweekly, or monthly plan keeps it there at a lower price per visit.

If your home is already in good shape, skip the deep clean and start on a recurring plan. Paying for a deep clean on a tidy house buys time you do not need.

What makes a San Antonio home take longer to clean?

This city leaves its own marks on a house, and each one adds time.

Hard water. The San Antonio Water System says its water typically measures 15 to 20 grains of hardness per gallon. The minerals come naturally from the Edwards and Trinity aquifers, and they dry into white spots on shower glass, faucets, and fixtures. Heavy buildup takes a mineral safe cleaner and extra passes. Our guide to removing hard water stains in San Antonio homes shows what you can handle yourself between visits.

Cedar pollen. Mountain cedar starts releasing pollen in mid December, peaks in mid January, and tapers off toward early March, according to the Texas A&M Forest Service. In those weeks it settles on window sills, ceiling fans, and patio doors.

Caliche dust. Limestone and caliche dust tracks in from yards and driveways all year, more so in newer neighborhoods.

Some work is priced separately everywhere because it is a different trade. We do not offer carpet shampooing or steam cleaning, exterior window washing, or anything that needs a ladder. If another quote includes them, expect a separate line for each.

Why is one quote so different from another?

Mostly because the two quotes are not for the same job. An independent cleaner who charges by the hour and a company that sends a team are pricing different things.

A company price also pays for liability insurance and bonding, background checks, supplies and equipment, drive time between homes, scheduling, and a return visit when something gets missed. A lower hourly rate often leaves some of those out, or leaves them to you.

Hourly quotes have one more catch: the rate is per cleaner. Two cleaners working 3 hours means 6 hours of labor, so ask how many people are coming and for how long.

Does Texas charge sales tax on house cleaning?

Yes. The Texas Comptroller's guide to cleaning services says tax is due on the charge to clean a home. The Comptroller's list of taxable services, revised in January 2026, still lists custodial services as taxable.

The state rate is 6.25%, and cities and special districts can add up to 2%, for a maximum combined rate of 8.25%. Inside city limits, the City of San Antonio lists its combined sales tax rate as 8.25%.

The exception is narrow. A person who works directly for your household doing traditional housekeeping does not charge tax. Book through a cleaning company and the charge is taxable.

So when you compare quotes, ask one plain question: "Is sales tax included in this price?" A quote that leaves it out looks smaller than it is.

How do you compare two cleaning quotes?

Line them up on these points before you decide one is expensive:

  • Hourly or flat. An hourly quote grows if the job runs long. A flat price set by your home's size does not.
  • People and hours. "3 hours" from one cleaner and "3 hours" from a team of 2 are different jobs.
  • What is included. Baseboards, ceiling fans, inside the microwave, and shower glass are standard for some cleaners and extra for others.
  • Supplies. Ask who brings the vacuum, the microfiber cloths, and the products.
  • Insurance. If a lamp breaks or a floor gets damaged, ask who pays.
  • Sales tax. Ask if it is in the price or added after.
  • Missed spots. Ask whether they come back, how you report it, and if there is a charge.

How does pricing work at San Antonio Maid Services LLC?

Your price is set by your home. It depends on square footage, the number of bathrooms, how long it has been since your last cleaning, the service you choose, and how often you book. Weekly, biweekly, and monthly visits cost less per visit than a one time clean.

Our cleaning professionals are background checked and bring their own supplies. That includes microfiber cloths, a HEPA vacuum, and a pH neutral cleaner that will not dull sealed wood, tile, or stone. Add ons such as inside the oven or fridge show up in your quote on their own line.

You get a 30 minute arrival window. If anything is not right, tell us within 24 hours and we will come back at no additional charge. We are licensed, bonded, and insured.

The instant quote tool shows the price for your home before you book, and it takes less than a minute. Booking is available 24/7.

Common questions about house cleaning prices in San Antonio

Why can't a cleaning company post one price for every home?

The work changes with every home. Size, bathrooms, condition, and how often you book all change the time on site, so a fair price has to start from your home.

Do cleaners bring their own supplies?

Many do, but ask before you book, since a price without supplies means you buy the products. Our team brings all cleaning supplies and equipment.

Why does the first cleaning cost more?

The first visit removes buildup that regular visits never have to touch, like soap film in the shower and dust on baseboards and fan blades. After that, each visit is upkeep.

Is house cleaning worth paying for?

Housework lands on weekends more than weekdays. In the federal 2025 American Time Use Survey, 40% of people did housework on an average weekend day, against 35% on weekdays. If your Saturdays go to scrubbing showers, weigh those hours against the price in your instant quote.
