Airbnb Turnover Cleaning Checklist for San Antonio Hosts

A turnover clean resets every surface a guest touched, every linen, and every supply. Work in one order: photograph, start laundry, spray bathrooms, clean kitchen and bedrooms, do floors last, restock, then walk through like a guest. San Antonio adds four checks: hard water spots, humidity, cedar pollen, and city safety rules.
Generic checklists skip what is different about a San Antonio rental. This one covers it, and it says what we would do in your place.
Key takeaways
- Photograph damage and left behind items before you touch anything.
- Start laundry first and spray the bathrooms early, so the work runs while you clean elsewhere.
- Disinfectant needs time on the surface, so follow the contact time in the product directions.
- Hard water, humidity, and cedar season change what a San Antonio turnover needs.
- Hand off the whole turnover if you have back to back bookings.
How long does an Airbnb turnover clean take?
Published guides disagree on a 2 bedroom unit. Surge says 1.5 to 2.5 hours. Lodgify says 2 to 3 hours. Natural Cleaning 4U says 3 to 4 hours.
None of them explain the gap. We plan around three things: the laundry, how the last guest left the unit, and whether restocking is part of the job.
If your gap between checkout and check in is tight, plan on the longer number. Tell your cleaner the window when you book. We plan each turnover around your checkout and arrival times.
What order should a turnover clean follow?
The order saves more time than any single tip. Dust falls, laundry is the slowest job, and disinfectant needs time on the surface. Here is the order we recommend:
- Walk the unit before you touch anything. Photograph damage, stains, and anything a guest left behind.
- Strip every bed, gather the towels, and start the first laundry load.
- Spray the bathrooms and let the cleaner work while you move on.
- Clean the kitchen, then the bedrooms and living areas, high surfaces first.
- Vacuum and mop last, working back to front so you finish at the door.
- Restock, run the safety check, and walk through as if you just arrived.
Some guides tell you to open the windows to air out the unit. During cedar season, that lets pollen in, so keep the windows shut.

Turnover cleaning checklist, room by room
Bathrooms
- Scrub and disinfect the toilet, including the base, lid, and the spot behind it
- Clean the tub or shower: walls, floor, grout, fixtures, and showerhead
- Descale and dry the shower glass
- Pull hair from the drain and off the shower walls
- Polish the faucet and mirror until no streaks show
- Set out fresh towels and a bath mat, plus a full roll of toilet paper and a spare
- Run the exhaust fan while you clean
Kitchen
- Check the sink, cabinets, and dishwasher for dishes a guest left behind
- Wipe counters, backsplash, cabinet fronts, and appliance exteriors
- Clean inside the microwave and the refrigerator, and toss guest food
- Degrease the stovetop and scrub the sink
- Empty the trash and put in a new liner
- Restock to your par level: dish soap, sponge, paper towels, coffee
Bedrooms
- Strip sheets, pillowcases, duvet cover, and mattress protector
- Check the protector and pillows for stains and hair
- Look under the bed, in drawers and closets, and between the mattress and headboard
- Dust nightstands, headboards, lamps, window sills, and ceiling fans within reach
- Make the bed with fresh linens and match your listing photos
- Vacuum the floor, including the edges and under the bed
Living areas, entry, and patio
- Disinfect remotes, light switches, door handles, and the thermostat
- Vacuum sofas, including between and under the cushions
- Reset pillows and throws to match your listing photos
- Wipe the front door handle and lock, and shake out the doormat
- Sweep the patio and wipe outdoor furniture
The last pass
- Vacuum and mop every hard floor
- Restock toiletries, coffee, and paper goods
- Confirm the fire extinguisher is mounted, the smoke and carbon monoxide detectors work, and the evacuation plan is posted
- Set the thermostat for arrival
- Photograph every room from the doorway
- Walk through like a guest: check the smell, the lights, and any hair on white surfaces
The photos matter more than they look. Before and after shots show what a guest left and what you handed over. They help if a guest disputes the condition of the unit.
Does disinfecting need extra time on the surface?
A quick spray and wipe removes dirt. It does not give the product time to disinfect. EPA's guide to using disinfectants says to wash a visibly dirty surface with soap and water first. It also says the surface should stay wet for the whole contact time in the product directions.
That changes your order. Do the bathrooms first, so the contact time passes while you clean elsewhere. Wipe handles, switches, and remotes in small sections so the product does not dry early. Read the directions once and write the contact time on your checklist.
One more rule from EPA's guide to mold and moisture: never mix chlorine bleach with cleaners that contain ammonia, because toxic fumes can form.
What is different about a San Antonio rental?
Four local items belong on your checklist.
Hard water spots on glass and fixtures
SAWS says its typical water hardness runs 15 to 20 grains per gallon. It also says hard water is not a health hazard. Hard water can still leave white mineral spots on shower glass, faucets, and showerheads.
All purpose cleaner often just moves those spots around. Our team uses a mineral safe descaler on shower glass and faucets. Then we dry the glass so new spots do not form. Check the glass in good light, because that is where a guest will notice it.

Humidity in a closed unit
A closed unit between guests can hold moisture. The EPA says to keep indoor humidity below 60 percent, ideally between 30 and 50 percent. It also says to dry water damage within 24 to 48 hours.
Add two items to your checklist. Run the bathroom fan during the clean. Then check towels, bath mats, and shower curtains, and make sure they are fully dry before you fold or store them.
Cedar pollen from December 15 to February 15
The Allergy & Asthma Network says cedar fever season lasts from December 15 to February 15. It advises keeping windows and doors closed and taking shoes off at the door. It also advises a HEPA filter, especially in bedrooms, and vacuuming often.
For a turnover, that means wiping window sills and tracks and vacuuming with a HEPA vacuum. It also means putting a mat at the door and leaving the windows shut. Our post on keeping windows closed after a cold front has more on San Antonio weather and indoor air.
City permit and safety rules
If your rental sits inside San Antonio city limits, the city requires a short term rental permit, and the permit number goes on your listing. Permits last 3 years.
Airbnb's San Antonio page lists the safety items. A 2A:10B:C fire extinguisher must be mounted, with a 75 foot reach from any part of the rental. Working smoke and carbon monoxide detectors must be installed, and an evacuation plan must be posted. Those belong on your last pass.
This is not legal advice. Airbnb says properties outside city limits do not need the city permit, but hosts still need a Hotel Occupancy Tax account. Confirm the rules for your address with the city.
What should your cleaner handle, and what stays with you?
Our Airbnb & Vacation Rental Cleaning service resets the rooms your guests use: bedrooms, bathrooms, kitchen, and living areas. Our team puts fresh linens on every bed. We restock amenities to the par level you set, using supplies you provide. We finish with a walkthrough.
Some jobs stay outside our scope. We do not shampoo carpets, wash exterior windows, touch up or paint walls, or handle repairs and maintenance. Linen laundering is available as an add on, and your quote shows it clearly.
Here is what we would do in your place. Hand off the whole turnover if you have back to back bookings or you cannot reach the unit fast. Do it yourself only if you live close and your checklist is written down.
San Antonio Maid Services LLC is licensed, bonded, and insured. If something looks missed after a turnover, tell us within 24 hours and we will come back to make it right.
How often should a rental get a deep clean?
If the unit has not had a professional clean in a while, start with Deep House Cleaning, then keep turnovers on the checklist. A turnover resets what guests touched. It does not reach baseboards or grout that have built up for months.
Schedule another deep clean before your busy season and after any long vacancy.
How do you handle damage and items guests leave behind?
Photograph first, then clean. Take pictures of damage, stains, and left behind items before you move anything. Then report them through your booking platform on its timeline. Bag small items and label them with the guest name and date.
Our team checks closets, drawers, and under the beds for left behind items and tells you what we find. Repairs and maintenance stay with you or your handyman.
What does a turnover cleaning cost in San Antonio?
Your quote depends on your rental's square footage, bedrooms, bathrooms, and how soon the next guest arrives. Add ons like linen laundering or interior window cleaning show up clearly in your quote.
Print this checklist, add your house rules, and give it to whoever cleans.
